On behalf of the housing corporation Vidomes, DMT Modular is delivering a landmark residential project at Ruimtebaan in Zoetermeer. Consisting of 81 modular homes spread across several buildings ranging from two to three stories, the project addresses the region's urgent housing shortage. By combining advanced modular techniques with a high percentage of bio-based materials, we have created a village-like environment that offers exceptional comfort and a warm welcome to a diverse group of residents.

A "Village" Concept for Social Interaction
Designed to foster a strong sense of community, the project replaces a former depot with a vibrant living space. The layout features residential blocks of two to three stories that overlook a central communal garden and pavilion. With 192 bicycle spaces and pedestrian-friendly zones, the design encourages encounters between neighbors. The inclusion of a communal pavilion provides residents with space for shared activities, reinforcing the "village" feel within the city.
High-Performance Sustainable Design
This project sets a new standard for temporary housing with exceptional sustainability metrics. The buildings achieve an impressive MPG (Environmental Performance of Buildings) score between 0.46 and 0.50, with nearly 50% of materials being bio-based. Covering a built surface area of 1,346 m² within a total Gross Floor Area (GFA) of 3,220 m², the modules offer permanent-quality comfort, proving that flexible housing can be both eco-friendly and durable.
Diverse Housing Solutions for Urgent Needs
To cater to a wide demographic, the project offers a mix of unit types, including 51 studios and 30 three-room apartments. This diversity supports a varied community of young adults, urgent seekers, and status holders. The site also includes 1,316 m² of paved parking area with 58 spots, ensuring functional accessibility while prioritizing green spaces and outdoor terraces for ground-floor residents.
